Leasing Questions:
We welcome all pets, up to two per household. We have no breed restrictions or weight limits. A one-time pet fee of $300 is required with your unit deposit.
- Gross income must equal three times the monthly rent
- Minimum credit score of 600
- All adult household members must pass a criminal background check
- Verifiable landlord references or proof of prior home ownership
The initial lease term is 12 months for all residences. If you need to end your lease early, the lease will require the equivalent of 2 months of rent and 30 days written notice.

After the first year, all leases are month-to-month and require a full 30 days written notice to end the lease.
To reserve a unit, we do require a refundable reservation fee of $500. This deposit will hold your spot in line on the waiting list for new units. The deposit will be held in a separate account and is refundable upon move out.
There is a non-refundable application fee of $35 per adult.
Trash is included as part of your rent. All other utilities are the responsibility of the tenant.
Private garages are separately metered and will have their own monthly electric bill.
Unit Specific Questions:
Our Cottage and Chalet homes have their own private backyards. These yards are designed to be low maintenance. You are welcome to garden in containers that are not permanent.
Many of our units offer an optional private garage space for an extra monthly fee.
You will have assigned parking near or in front of your home. Parking is assigned on a first-come-first-serve basis. Guests and visitors will be able to park in designated areas near your home.
